These loans are the perfect fit for investors that want to buy a property that is going to need rehab to maximize its value. All loans are structured as interest-only, with 12-month terms, and no prepayment penalty. This is the perfect tool for getting started in BRRRR investing.

Terms Include

  • 1-4 Unit Non-Owner Occupied Residential Properties
  • 5+ Unit Properties and Mixed Use are considered on a case-by-case basis
  • Loan Amounts: $75k- $3MM
  • Up to 90% of the purchase price + 100% of the Rehab; not to exceed 70% of the after repair value (ARV)
  • Interest Rates as low as 10.24%
  • First time investors allowed but experienced investors qualify for better terms
  • Minimum FICO score of 620

Purchase Funds Bridge Loan

This loan is for investors that have a property that isn’t considered rent ready, but they have the funds, whether that be cash on hand or a line of credit, to pay for the rehab themselves.

Terms Include

  • Up to 80% LTV
  • No prepayment penalty
  • Can be used to purchase one property or take down a portfolio of units
  • Loan terms between 12-24 months
Factoring

Stabilized Bridge

In today’s market, a real estate investor must have a back up plan. This loan is for situations where a property is currently cash flowing but you do not want to be locked into long term financing at today’s rates. Uses include, pulling cash out of existing properties, paying off existing private/hard money liens, and bridging to lower interest rates for permanent financing.

  • 1-4 unit non-owner occupied residential properties
  • Up to 80% LTV
  • Loan Terms 1 Year and 2 Year
  • No prepayment penalty for 1 Year loan and 6 month prepayment penalty period for 2 Year Loan
